Local conditions

Ann Arbor fireplaces have Ann Arbor problems

A fireplace in Ann Arbor works from October to April, then sits idle through humid summer months. Freeze and thaw, wood smoke and deep cold do the damage here. This is what we actually find, and what we check on every visit.

Creosote is the safety story

Wood burning is common across Washtenaw County, and steady wood heat comes with creosote — tarry buildup inside the flue that hardens into a glazed layer. That layer can ignite, and a chimney fire can crack liners and spread beyond the flue. Regular cleaning removes the buildup before it becomes the emergency.

Clay tile liners crack

Many older Ann Arbor homes were built with clay tile flue liners. The tiles work for decades, then crack from age, repeated heat, and the thermal shock of a very cold flue meeting a hot fire. A cracked liner lets heat and gases reach the masonry and framing, which is exactly what an inspection is for.

Deep cold finds weak parts

The coldest nights are when a gas fireplace in Michigan is needed most — and when a weak thermocouple, a tired thermopile, or a pilot orifice narrowed by dust finally gives out. The pilot lights, holds for a minute, then drops. We test each part in order and replace only the one that failed.

Wood fireplace, gas insert

Plenty of Ann Arbor homes run both worlds: a working wood fireplace they still enjoy, and a newer gas insert fitted into another firebox — or the same one converted. Each needs different care. Wood needs creosote removal and liner checks; gas needs pilot, burner and sensor service. We service both in one visit.

Questions

Asked the way Ann Arbor asks

My pilot lights but will not stay lit — what is failing?

Usually the thermocouple or thermopile. Those sensors sit in the pilot flame and prove heat before the main burner is allowed gas; when they wear out, the valve shuts the pilot down as a safety measure. Dust in the pilot orifice can starve the flame and cause the same symptom, so we clean and test before replacing parts.

How do I know if my clay tile flue liner is cracked?

From the room, usually you cannot — cracked tiles are inside the flue, above the firebox. Signs can include smoke smell in upstairs rooms, pieces of tile in the firebox, or a fireplace that drafts poorly after years of good service. An inspection with a flue camera shows the tile condition directly and gives you a plain-language report.

We burn wood all winter. How real is the chimney fire risk?

Real enough that cleaning is scheduled around it. Creosote builds on flue walls with every fire, and a hot fire or a stray spark can ignite the glazed layer, turning the flue itself into a fire that cracks liners and damages masonry. Annual cleaning, burning dry wood, and keeping fires hot rather than smoldering all lower the risk.

My gas fireplace sat idle all summer and now it will not light — why?

Idle months are the usual cause. Dust settles in the pilot orifice, insects reach the burner ports, and a thermocouple that was already tired gives up while the unit sits through humid summer weather. Most fall no-light calls are one small part or a thorough service — cleaning, pilot and burner checks, and a test fire before we leave.

Snow has buried my chimney cap — should I worry about using the fireplace?

Be careful. In the lake-effect belts a heavy snowfall can bury a cap or block a vent termination, and a fireplace that cannot vent properly can spill exhaust into the room. If the cap is buried or the fireplace burns oddly after a big snow, leave it off until the cap and vent are checked and cleared.

Do you give prices over the phone?

No — and be wary of anyone who does. Every fireplace fails differently, so a phone price is a guess that changes at your door. Our estimates are free: a tech looks at the actual problem, then gives you one clear price before any work starts.
